CONDOMINIUM CORPORATION PROPERTY MANAGEMENT

 Services provided to unit owners via management of the condominium  corporation are:

: :  The management of all building public areas, including the building’s       infrastructure.

: :  The administration of the condominium corporation, to include all legal       and financial responsibilities of the association as dictated by law.

: :  Maintenance of public area equipment.

: :  Cleaning of all public areas of the building.

: :  Preventive maintenance of all public area equipment and  facilities.

: :  Supervision and management of all condominium corporation employees.
      Monthly billings and preparation of all financial statements.
      Building security.

: :  Preparation of annual operating budgets and capital improvement
      budgets for owner approval.

: :  Assistance in obtaining all operational permits, insurance and other legal       and safety requirements.

: :  Insuring that all possible safety equipment and procedures are in place at       all time.

: :  Advising and consulting the Board of Directors on any regular operational       issues of the building.

: :  Coordinating, organizing and recording all monthly Directors’ Meetings
     and the Annual Homeowners’ Meeting.
